We may receive a fee from a developer or seller in connection with a completed transaction. Where we do, we disclose it on the opportunity itself, not in a footer, and we state the amount or rate.

Published opportunities are re-scored on material change, and reviewed at minimum every 90 days while the opportunity remains open.

Built, commissioned, or under construction with a contract in place. These are the only items that inform our pricing view.
Announced, notified or approved, with no confirmed construction start. A proposal is not a timetable. None of it is counted in pricing or in any Estate Score, and an opportunity here is priced as though none of it arrives.
No legal opinion issued by us. We record what the documents say and what was verified. We do not certify title.
No finance arrangement. We do not arrange or introduce lending, and we take no fee from a lender.

Each score carries a version and an "as of" date, and every category links to the evidence behind it. Missing evidence reduces confidence; it is never silently treated as a positive.
Commercial compensation is never an input into the score. A favourable commercial arrangement can never override a diligence concern.
