Terms of Service

1. What Estate Circle is

Estate Circle is a membership-based real estate investment intelligence platform. We research, assess and publish structured diligence on a small number of residential plotted development opportunities in and around Hyderabad, and we provide member services around them.

We are not: a broker, a real estate agent, a listing portal, a developer, an investment adviser, a portfolio manager, a fund, or a party to any transaction you enter into.

2. What we do not do

These are the boundaries of the service. They are not qualifications buried in small print — they are the product.

• We do not give investment advice and nothing on the platform is a recommendation to buy, sell or hold any asset. The Estate Score is a structured summary of our assessment, not advice and not a rating.
• We do not guarantee returns, appreciation, resale, or liquidity. We make no representation about the future value of any asset.
• We do not verify title. We summarise documents and, where stated, obtain an external legal opinion. That is not a substitute for your own legal due diligence, and you should obtain independent advice before transacting.
• We do not hold your money. Membership fees are the only amount you pay us. Any payment for an asset is between you and the seller.
• We are not a party to your transaction and we accept no liability arising from it.

3. Membership

Membership is annual, for one named individual, and is not transferable or shareable. Sharing credentials or redistributing member-only material is a material breach and we may terminate without refund.

Pricing, renewal and refund terms are in the Refund and Cancellation Policy, which forms part of these Terms.

Registration is free. Membership requires payment. We may decline or terminate a membership where a member's stated objectives fall outside the segment the service is designed for, or where continued membership would be inconsistent with these Terms.

4. The Estate Score

The Estate Score is Estate Circle's own assessment at a stated point in time, produced under a published methodology. Each score carries a version and an "as of" date, and every category links to the evidence behind it.

You agree that:

• a score is not a guarantee, a credit rating, a legal opinion, a valuation or a prediction;
• scores change, and a change does not create liability;
• commercial compensation is never an input to a score, and where our commercial interest and our assessment conflict, the assessment governs and the conflict is disclosed on the opportunity.

5. Conflicts of interest

We may receive a fee from a developer or seller in connection with a completed transaction. Where we do, we disclose it on the opportunity itself, not in a footer, and we state the amount or rate.

A favourable commercial arrangement can never override a diligence concern.

6. Your responsibilities

• Give accurate information at registration and keep it current.
• Keep your credentials secure. You are responsible for activity under your account.
• Make your own decisions, and obtain independent legal, tax and financial advice before transacting.
• Do not redistribute, scrape, resell or publish member-only material.

7. Community

Member contributions are the views of the members who post them and are never Estate Circle guidance. We moderate. We may remove content and suspend participation.

Do not post: another member's personal information, solicitations, promotional material for any project, or claims about returns.

8. Intellectual property

All platform content — research, scores, methodology, corridor analysis, written material, the Estate Circle name and mark — remains ours. Membership grants you a personal, non-transferable licence to access it for your own investment decisions. It grants no right to reproduce or distribute it.

9. Availability

We aim to keep the platform available but do not warrant uninterrupted access. We may suspend it for maintenance. Where a failure is material and prolonged, §5 of the Refund and Cancellation Policy applies.

10. Limitation of liability

To the extent permitted by law, our aggregate liability arising out of or in connection with the service is limited to the membership fee you paid in the twelve months preceding the claim.

We are not liable for investment losses, for the acts or omissions of any developer, seller, agent or professional adviser, or for decisions you make using material on the platform.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including under the Consumer Protection Act 2019.

11. Privacy

Our handling of your personal data is governed by the Privacy Policy, which forms part of these Terms and is written to align with the Digital Personal Data Protection Act 2023.

12. Changes to these Terms

We may change these Terms. Material changes will be notified to members by email at least thirty (30) days before they take effect. Continued use after that date constitutes acceptance. If you do not accept a material change, you may cancel and we will refund pro-rata for the unexpired term.

13. Termination

You may cancel at any time. We may suspend or terminate for material breach, for conduct that endangers other members, or where required by law. Termination for breach does not entitle you to a refund.

14. Governing law and jurisdiction

These Terms are governed by the laws of India. The courts at Hyderabad, Telangana have exclusive jurisdiction, without prejudice to any right you have under consumer protection law to bring proceedings where you reside.
