A place is counted only when a payment is confirmed — not when someone registers or starts a checkout. When the 100th paid membership is taken, the founding price closes and the standard fee applies. Because a place is held only on confirmation, it is possible to pay the founding price and find the last place was taken while your payment was being confirmed — you would hold a full membership for the year, and we would contact you about the difference.
The 25% renewal discount holds when the membership is renewed within 30 days of expiry. It is a discount on the fee — not on any deal, and not a claim about what a deal will cost.
There is one tier. The Founding 100 offer changes the price you pay in year one and at renewal, and adds the founding recognition items — it does not unlock research that a standard member cannot see.

A 12-month term. Membership runs for 12 months. A first membership starts the day your payment is confirmed; renewing early adds a new term to the end of your current one rather than replacing it. Access ends on the expiry date shown here.
One price, one tier. Founding members pay the founding price for the first year, then 25% off the prevailing renewal fee. The prevailing fee may change; any change is notified before renewal.
Renewal is not automatic. You are reminded 30 days before expiry and renew yourself. Nothing is debited without you confirming the payment.
The founding discount needs continuous renewal. The 25% renewal discount holds when the membership is renewed within 30 days of expiry. Rejoining after a lapse is at the prevailing standard fee, and the founding price is not reinstated.

Cancelling means not renewing. There is no notice period and no cancellation fee. To end a membership mid-term, use the refund policy.
One annual payment, no per-deal fee. Prices are in Indian rupees. There is no joining fee, no charge for expressing interest and no commission taken from you on a transaction.
You may cancel within seven (7) calendar days of payment and receive a full refund, provided you have not viewed any document inside a Deal Workspace.
Memberships are not refundable after the cooling-off period, and are not refunded pro-rata on cancellation.
If you are charged more than once for the same membership period, the duplicate amount is refunded in full.
If Estate Circle materially fails to provide the membership — prolonged unavailability of the platform, or no published opportunity being made available during your term — we will offer, at your election, an extension of your term or a pro-rata refund.
