We are not a party to your transaction and we accept no liability arising from it. Estate Circle never holds your money. You transact directly with the seller. We may receive a fee from a developer or seller in connection with a completed transaction. Where we do, we disclose it on the opportunity itself, not in a footer, and we state the amount or rate.

We do not hold your money. Membership fees are the only amount you pay us. Any payment for an asset is between you and the seller.

The Estate Score is Estate Circle's own assessment at a stated point in time, produced under a published methodology. Each score carries a version and an "as of" date, and every category links to the evidence behind it. Missing evidence reduces confidence; it is never silently treated as a positive.

Commercial compensation is never an input into the score. A favourable commercial arrangement can never override a diligence concern.

No projection, no target, no illustrative number. Not anywhere, ever. There is no buyback, no assured exit and no undertaking on timing or price.

The Estate Score is a structured summary of our assessment, not advice and not a rating. It never replaces investor judgement.

₹5,000 a year, in one annual payment. While founding places remain, ₹2,500 for the first year for the first 100 paid members, then 25% off the prevailing renewal fee. The 25% renewal discount holds when the membership is renewed within 30 days of expiry. Registration is free. Membership requires payment.

You may cancel within seven (7) calendar days of payment and receive a full refund, provided you have not viewed any document inside a Deal Workspace. Memberships are not refundable after the cooling-off period, and are not refunded pro-rata on cancellation. If you are charged more than once for the same membership period, the duplicate amount is refunded in full. If Estate Circle materially fails to provide the membership — prolonged unavailability of the platform, or no published opportunity being made available during your term — we will offer, at your election, an extension of your term or a pro-rata refund.

Renewal is not automatic. We will remind you approximately thirty days before your membership expires. Access ends on the expiry date.

We do not sell your personal data. Ever, to anyone, for any purpose. We do not share your identity with a developer or seller without your explicit, specific consent — and expressing interest in an opportunity does not by itself give it.

In Profile → Privacy, which provides working request paths for export and deletion, or by emailing the Grievance Officer. A request is recorded and a person acts on it; there is no automatic export yet, and the tab says so. We respond within thirty (30) days.
